Buying a home in Derby costs less on average than in neighbouring Erewash and Amber Valley, according to figures published on 21st October 2026.
The latest UK House Price Index puts the city’s average property price at £210,076, compared with £218,506 in Erewash and £232,141 in Amber Valley.
The provisional figures cover August 2026, putting Derby around £8,400 below Erewash and £22,100 below Amber Valley.
For buyers searching across these areas, the lower average price could mean a smaller deposit and less borrowing.
If you have been looking mainly at surrounding towns and villages, including the city in your search could give you more options within your budget.
What Could the Price Difference Mean for Your Deposit?
Using a 10% deposit as an example, you would need approximately £21,008 to buy at the average price in Derby, compared with £21,851 in Erewash and £23,214 in Amber Valley.
That is around £2,200 less to save than in Amber Valley. If you are close to your deposit target, that could make a difference to when you can start looking seriously.
The amount you need will depend on the property and the mortgage you qualify for.
Leaving Room for Moving Costs
Alongside your deposit, you will need money for solicitor fees, a survey and moving costs.
Spending less on the purchase could leave more of your savings available for these expenses, as well as any repairs or furniture needed once you move in.
It is worth working out these costs before deciding how much to put towards your deposit, so you know what you will have left after completion.
How Much Would You Need to Borrow?
Buying a less expensive home could reduce your mortgage and monthly repayments, leaving more of your income available for other household costs.
This could be useful if the properties you have viewed so far would stretch your budget. A lower purchase price may mean you can buy without taking on repayments you would find difficult to manage.

Checking Your Mortgage Budget
Your savings and the amount a lender will offer together determine your buying budget.
Lenders assess your income and regular spending, including credit repayments and childcare costs, when deciding how much you can borrow.
Checking this before you make an offer gives you a clearer idea of which properties are within reach. It can also save you time viewing homes that would need a larger mortgage than you could get.
Our mortgage advisors can check your borrowing options and explain the monthly payments before you commit to a purchase.
Comparing Homes Within Your Budget
If your search includes Derby and the surrounding areas, compare what the same budget buys in each.
You might find a property with more space, a garden or less work to do after moving. If you are buying your first home, finding somewhere that needs fewer immediate repairs could also help your savings go further.
Your journey to work matters too. A lower purchase price may be less appealing if it means spending more time and money travelling each week.
Viewing properties across the areas you would be happy living in will give you a better idea of where your money goes furthest.
Using Equity From Your Current Home
If you already own a home, the money left from selling it after repaying your mortgage and selling costs could go towards your next purchase.
Buying somewhere less expensive could reduce the extra borrowing needed for your move. Depending on your circumstances, you may also be able to transfer your existing mortgage deal to the new property.
As a mortgage broker in Derby, we can check your current mortgage, any early repayment charges and the borrowing needed for your next home, so you know what the move would cost before making an offer.
